Blue Square Mortgage proudly presents the convention HomeOne 0% Down Purchase Program. This exclusive offering aims to help more borrowers achieve their dream of homeownership without the burden of an upfront down payment.
- Zero Down Payment: Qualified borrowers can purchase a home without any upfront down payment, thanks to UWM’s 0% Down Purchase program. This removes a significant financial barrier for aspiring homeowners.
- Conventional First Mortgage: Borrowers can access up to 100% Combined Loan-to-Value (CLTV) with a maximum loan amount of 1st mortgage of $500,000. Borrowers can receive an additional 3% in down payment assistance up to $15,000. This assistance comes as a second lien loan, which does not accrue interest and does not require monthly payments.
- Eligibility Criteria: To participate in the HomeOne 0% Down Program, borrowers must meet the following criteria:
- Income Limit:
- No income limit for the HomeOne program.
- Home Possible Borrowers using the HomeOne program must be at or below 80% of the Area Median Income (AMI) for the address of the property they are buying.
- Income Limit:
- First-Time Homebuyers: At least one borrower must be a first-time homebuyer (defined as no interest in any property in the last 3 years).
Additional Considerations
Credit Score:
- HomeOne borrowers must have a credit score of 700 FICO or greater.
- Borrowers meeting the Home Possible income criteria can access HomeOne with a credit score of 620 FICO or greater.
Home Possible Parameters: The HomeOne program can be used in conjunction with Freddie Mac’s Home Possible program, providing additional flexibility and options for borrowers.
Home Possible VLIP Assistance: Eligible borrowers may explore Home Possible Very Low-Income Purchase (VLIP) assistance.
